3 Bedroom Terraced house in Juzzo Design Villas, Aldeia de Juso, Cascais

Juzzo Design Villas, Aldeia de Juzo, Three and Four-Bedroom Villas for Sale in Cascais

Juzzo Design Villas is a gated development in Aldeia de Juzo, on the quiet hillside between Guincho and Birre, and it answers a specific strand of demand for villas for sale in Cascais: new-build, with a private plot and pool, minutes from the beach yet clear of the urban strip.

The scheme is organised around two house types, terraced villas with three en-suite bedrooms and detached villas with four, and all parking is below ground. The upper level is left free of traffic, with tree-lined paths, planted grounds and a central lake framing the houses.

The architecture is contemporary and restrained, straight-lined and horizontal in massing, and works one simple idea: that there should be no step between the inside and the garden. The living areas open onto the pool on the same level, greenery climbs the façades and spills from planted balconies, and the bedrooms withdraw to the floor above, their light filtered through timber louvres.

For a buyer treating this as an investment, Aldeia de Juzo makes its own case: it is one of the areas where new-build housing with land and a pool is structurally scarce, in a municipality whose demand is largely international and little exposed to the domestic cycle. It suits permanent residence for families settling on the coast and long lets to relocating executives.

MB08 sits on a 229 sq m plot and runs to 327 sq m of gross private area. The 37 sq m living room and the 18 sq m kitchen share the entrance floor, both facing the garden. Outside, 221 sq m are given over to the pool, a 19 sq m terrace level with the living room and a 9 sq m patio.

The three en-suite bedrooms are upstairs: the principal one of 21 sq m with a balcony, a second of 12 sq m, a third of 11 sq m, each with its own 14 sq m balcony. A 77 sq m garage and the 23 sq m multi-purpose room occupy the basement.

The A energy rating is not a badge: it comes from underfloor heating, a heat pump and photovoltaic generation for self-consumption, and it reads through to low monthly running costs and to a more liquid asset on resale.

The format of the development is the second argument. With all parking below ground, the upper level carries no traffic: the internal streets are footpaths, the lake and gardens are what the houses look onto, and children move around without constant supervision. That filters demand, particularly among foreign families comparing this with open developments.

Then there is the multi-purpose room beside the garage, which houses of this size rarely have: cinema room, wine store, study or private gym, without taking space from the living areas. It is the room that changes how the house gets used over the years.

Aldeia de Juzo sits between the Sintra-Cascais Natural Park and the Guincho seafront, a few minutes from the beach and directly connected to the coast road network. It is an established residential area against the edge of protected land, where new-build with its own plot and pool comes up rarely.

The buyer profile is largely international and in permanent residence. Demand holds steady through the year, without the seasonality of second-home areas.
