Building for Complete Renovation with draft for approval in the Heart of Barreiro Velho

In the historic center of Barreiro, just few meters from the banks of the Tagus River, lies this truly unique investment opportunity: a building for complete renovation, with approved plans and all permits already in place, allowing construction to begin immediately.

The project calls for the creation of 12 residential units, spread across three floors (ground floor, first floor, and attic), including 11 one-bedroom apartments ranging in size from 52 m² to 56 m², and one studio apartment of approximately 35 m². Designed to meet the demands of contemporary living, it prioritizes functionality, comfort, and investment value.

Located within an Urban Renewal Area (ARU), the property benefits from tax incentives and support programs associated with urban renewal, adding competitiveness and profitability potential to the project.

Its location is one of its greatest assets. The building faces three streets: Rua Almirante Reis, Praça Gago Coutinho, and Sacadura Cabral, as well as Rua Conselheiro Joaquim António de Aguiar. It is surrounded by restaurants, traditional shops, schools, pharmacies, services, parks, and sports facilities. This well-established urban environment offers a high quality of life and enhances the property’s appeal to future residents.

With excellent sunlight exposure, a strategic location, and a market experiencing rising values such as Barreiro, this property meets all the criteria for a safe and unique investment, whether for real estate developers or for investors seeking to develop a high-quality project in one of the areas with the greatest growth potential on the South Side.
