AN EXCEPTIONAL ESTATE IN LISBON

Historic heritage. An irreplaceable location. A truly singular opportunity.

Some properties are found.

Others, by virtue of their location, scale, history and character, are unlikely to ever be found again.

Just minutes from central Lisbon, this historic estate, dating back to 1795, extends across 78,800 m² and brings together something increasingly difficult to find so close to a European capital: scale, privacy, heritage, nature and an exceptionally privileged relationship with the city. Added to these exceptional qualities is significant development potential, to be assessed within the applicable urban planning framework.

From the estate, one of the most impressive panoramas over Lisbon unfolds. The Tagus River, the Atlantic Ocean, the city, the coastline stretching towards Cascais, the 25 de Abril Bridge and Cristo-Rei create a horizon of extraordinary breadth.

A view that does not simply accompany the property — it is an integral part of it.

An exceptional heritage asset, complemented by an investment and development dimension that is particularly rare so close to Lisbon.

A HERITAGE PROPERTY WITH HISTORY

The main residence retains the character and presence of a historic estate, having undergone significant works in 1994, followed by successive improvements over the years. An alterations project was also submitted in \2025.

Inside, the scale of the estate becomes particularly evident.

Four bedrooms, several living and entertaining spaces, a dining room and two monumental reception rooms create interiors where scale, elegance and history coexist with the ever-present landscape of Lisbon.

The estate also includes an adjacent two-bedroom residence and an independent support house, allowing for different requirements — whether for family, guests, staff or future operations.

More than a residence, this is a heritage estate with an identity of its own.

A RARE WAY TO EXPERIENCE LISBON

Outside, the scale of the grounds creates a degree of privacy that is difficult to imagine at such a short distance from the capital.

Gardens, vineyard, olive trees, fig trees and a variety of fruit trees shape a landscape of its own, creating an atmosphere of serenity and seclusion.

Here, space is not simply a measurement.

It is distance. It is silence. It is horizon.

It is the possibility of living surrounded by nature while keeping Lisbon permanently within view.

Set against this extraordinary landscape, the outdoor swimming pool is one of the estate's most striking features. From here, the relationship with the city, the Tagus, the Atlantic and the coastline takes on an almost cinematic quality — whether enjoyed privately or while entertaining guests.

A dedicated support facility with kitchen and bathrooms allows this area to operate independently, making it suitable both for everyday use and special occasions.

ELEMENTS THAT MAKE THIS ESTATE TRULY UNIQUE

Few properties combine, within a single asset and just minutes from Lisbon, such a distinctive range of characteristics.

The estate includes a private helipad, a particularly relevant feature for a residence or operation of this scale.

It also features a private chapel, reinforcing its historical and heritage character.

These elements are complemented by video surveillance, an electric entrance gate and parking near the main house for approximately 20 vehicles.

For special occasions, the extensive outdoor areas can accommodate a significantly larger number of vehicles.

These are more than facilities.

They reveal the scale, history and versatility of an estate conceived to function well beyond the boundaries of a conventional private residence.

PRIVACY TO LIVE. SCALE TO ENTERTAIN.

The scale of the grounds, the different buildings, access arrangements, swimming pool and existing infrastructure allow the estate to be experienced both in the absolute privacy of a private residence and on a larger scale.

Private events, celebrations, corporate gatherings and cultural initiatives can all find here a setting that is exceptionally difficult to replicate elsewhere: proximity to Lisbon, privacy, heritage and a landscape of extraordinary visual impact.

The ability to entertain does not compromise the intimacy of the estate.

It is precisely its scale that allows both to coexist.

AN ADDITIONAL DIMENSION: INVESTMENT & DEVELOPMENT

Beyond its value as a historic and residential property, the 78,800 m² of land add a particularly significant investment dimension to the asset.

This represents an exceptional scale for a property located so close to Lisbon, with existing infrastructure and different potential avenues for value creation to be explored.

There is potential for development within the applicable urban planning framework, including the PDM, with reference to possible urban, tourism and cultural uses.

Within this potential, there is reference to the possibility of developing up to 78 residential units, a matter that should naturally be subject to specific analysis and confirmation and remains subject to the applicable planning framework and approval by the competent authorities.

This component allows different future scenarios for the estate to be explored, seeking to combine value creation with the preservation of its historic, heritage and landscape character.

ONE ASSET. DIFFERENT PATHS TO VALUE CREATION.

As a private estate, it offers the opportunity to create a truly exceptional residence of considerable scale and privacy, while maintaining an immediate relationship with Lisbon.

As a platform for an exclusive tourism, cultural or high-end events operation, it combines heritage, outdoor spaces, infrastructure and a location capable of supporting a highly distinctive concept.

As an investment and development asset, the scale of the land and its associated potential justify a thorough assessment of the different avenues for value creation.

Three different perspectives on the same place.

And one characteristic shared by all of them: the difficulty of finding again a property with this combination of scale, history, location and potential so close to Lisbon.

A PROPERTY TO LIVE IN.

A HERITAGE TO PRESERVE.

AN ASSET TO TRANSFORM.

78,800 m². A historic estate dating back to \1795. One of the great panoramas over Lisbon and the Tagus. And a location that would be exceptionally difficult to replicate.

A rare opportunity in one of Greater Lisbon's most privileged locations.
