Homestead 176.6 ha, Montemor-o-Novo

Estate in Cabrela, Montemor-o-Novo

A 177-hectare estate in the Alentejo, 70 km from Lisbon and 60 km from the beaches of Comporta.

The land is set on 150 hectares of cork oak woodland (montado), producing 8,000 arrobas of cork per nine-year cycle, with harvests confirmed for 2026 and \2029. It also includes 27 hectares of irrigated floodplain suitable for rice cultivation, with its own water rights. Water is supplied by a weir-fed lake and several natural springs, and the Ribeira da Marateca stream crosses the property, ensuring water self-sufficiency throughout the year.

There is a 360 m² house in ruins, with potential for reconstruction and extension up to 500 m². The estate also offers approximately 45 hectares free of planning constraints, with three hilltops affording panoramic views over the surrounding landscape. These features open the way to rural tourism or ecotourism projects, in the form of a rural hotel with a construction area of up to 6,000 m². The property is also part of a tourist hunting zone (zona de caça turística), which adds a hunting component to its operation and complements the project's tourism potential.

An estate that combines established agricultural production, its own water resources and building potential, in a region increasingly sought after for its proximity to Lisbon and Comporta.
